Agrey Office Contracting Limited was appointed to restore a 13,000 sq ft tenancy on the 5ᵗʰ floor of Building 16E at Hong Kong Science Park. The client required a complete return to bare-shell condition under the Science Park sustainability framework and Urban Property’s Building Management Office (BMO) standards.

Scope of Work
– Partition, ceiling-grid and lab-bench dismantling
– Raised-floor panel lift-out and sub-floor levelling
– Electrical & data trunking strip-out with temporary power boards
– MVAC duct reconfiguration and final air-balance certification
– Fire-services (F.S) reinstatement and third-party testing
– Construction-waste segregation

Challenges & Solutions
• Live Innovation Campus – All noisy works scheduled in off-peak windows; materials hoisted via service cores to avoid pedestrian congestion.
• Enhanced HVAC Removal – Additional laboratory units carefully isolated and capped; final TAB report issued to BMO.
• Sustainability Compliance – Re-use and recycling routes pre-approved with Science Park Facilities Management.

Outcome
Agrey handed back the space fully certified, enabling the tenant to close out its lease obligations without any penalty. The project demonstrates Agrey's ability to manage complex building-management protocols while maintaining strict timelines and cost control.
