Agrey was engaged by an International Finance Firm to reinstate their 2,500 sq ft suite on the 27th floor of Man Yee Building—a landmark 35-storey, 344 ft (105 m) office tower rebuilt in 1999 with a total of 290,000 sq ft of workspace—back to landlord bare-shell under JLL’s eight-page Reinstatement Work Letter. Over an eight-week on-site programme, plus necessary lead time, we coordinated all JLL-approved contractors to deliver:

  • Protective works
    – Installed clean PVC planking in lift lobby and common corridors to shield existing finishes

  • Demolition & strip-out
    – Removed internal partitions, glazed panels, doors, locksets and all client fit-out fixtures
    – Stripped false ceilings, ceiling grids, lighting fixtures and window pelmets
    – Dismantled raised-floor panels, carpet, adhesives and underfloor trunking
    – Disconnected and carted away plumbing fixtures, fan-coil units, sprinkler heads and ELV cabling

  • Floor system make-good
    – Re-leveled and aligned raised-floor pedestals; replaced damaged panels to match corridor tolerances

  • Ceiling and partition reinstatement
    – Fitted new gypsum-board grid ceiling with galvanized suspensions for a smooth, level finish
    – Built 60-minute fire-rated block-up partitions and installed double-leaf glazed fire doors with stainless-steel hardware, sealing all openings with fire-rated sealant

  • Services coordination
    – Managed JLL-nominated HVAC, fire-services, plumbing and electrical trades for disconnection, relocation, testing and certification
    – Re-routed 32 sprinkler heads and obtained FS 251 certification from Kin Ying Contracting in Week 7
    – Balanced and tested 17 VAV boxes to ±10 % airflow tolerance, delivering final T&C report in Week 8

  • Finishes & hand-over
    – Skimmed and applied two-coat white emulsion to all walls, columns and spandrels
    – Matched corridor-side vinyl wallpaper and timber skirtings to existing landlord spec
    – Completed full site cleaning, photo-log documentation, waste-ticket records and assembled nominated-contractor certificates for JLL inspection—zero snags on hand-back
